For vacant property that require advertising, leasing and managing services we
charge 3 different fees (setup, leasing and managing fees) at 3 different times in renting process.
Setup
$100 setup fee (non-refundable) + $200 reserve (refundable) - After we receive the setup fee and the reserve we being the
following services
Leasing
$600 or half of one month rent (whichever is greater) - This leasing fee is a
one-time charge once a tenant has signed a rental agreement and paid first
months rent.
Management
At this point we have a two different monthly maintenance fee's depending on
the whether there is a homeowners association.

Properties with governing HOA’s require extra administration duties and additional labor expenses imposed on the management company.
