It wouldn't be very exciting to login into a portal that had no activity, so we created a fictional tenant, rental owner, property
address, and trust account.
Tenant’s name is 'Happy Tenant'
Rental owner is named 'John Doe'
Trust account is called 'Dummy Trust Account'
Property address is 7777 Imagine Rd in Chandler AZ
Happy Tenant signs a lease for 1 year. The duration
of the lease is from 10/1/2007 - 9/30/2008. The monthly rent is $1300 per month
with a $1500 dollar initial security deposit. The tenant has always been on
time and has only had one issue. The water heater stopped working in December
2007; the tenant submitted a work order to the Management Company. We assessed
the situation and determined it was not the tenants fault and we called the home
warranty company. They sent a technician who then determined the problem was
a bad water heater coil. The technician orders a new one and replaces its. The only
charge was the home warranty deductible of $50. The management company does not
charge anything for supervision because that service is included in the monthly
management fee.

Some of the key features to look at once you login are:
- Ledger: shows all owner draws and contributions (in demo owner contributions we never made)
- Financials: shows more detailed information, time frames can be changed from left column.
- Documents: Management Company can share online any documentation with owner securely. (for demo purposes a demo rental application has been uploaded)
- Reports tab: many reports can be generated and downloaded. An important report would be the general ledger; it will have all the activity on your account and detailed information, make sure you configure the correct time frames.
